Demilec Attic Air Sealing Nationwide

Demilec Attic Air Sealing: The Ventura Owner’s Guide

If you have a Demilec spray foam attic air seal that has pulled away, cracked, or never fully adhered, we stock the Demilec-compatible sealants, cans, and touch-up kits to fix it, and we install them the same way a factory tech would. Most Demilec attic air sealing repairs in Ventura run between $450 and $1,800 depending on how much linear footage has failed and whether we’re re-foaming a single rim joist or re-sealing an entire attic perimeter. Same-day and next-day appointments are available, and we carry the common Demilec-compatible one-part foams and two-part touch-up systems on the truck.

The way most Ventura homeowners discover a failed Demilec air seal is not by climbing into the attic. It’s the utility bill in August. Or the faint smell of whatever is living in the soffit. Or a bedroom that never quite cools down no matter what the thermostat says. The seal fails quietly, and then the symptoms show up in the living space.

Which Demilec Models This Applies To

Demilec makes open-cell and closed-cell spray foam systems under the Heatlok, Sealection, and Polartherm lines. The attic air sealing around your top plates, rim joists, can lights, and penetrations was likely done with Heatlok HFO or Sealection 500, depending on the year the house was done and what the installer had on the rig. We match the repair material to the original chemistry. You cannot put a closed-cell touch-up over an open-cell seal and expect it to hold the same way. The adhesion profile is different, and in a Ventura attic that swings from 45 degrees on a January night to 130 in September, the wrong match will pull away within a season.

If you still have the job paperwork, look for the product name on the invoice. If not, the color and texture tell us a lot. Open-cell is softer, lighter in color, and compresses under a finger. Closed-cell is rigid, darker gold or green, and sounds like a hard thump when you tap it. We also check the existing seal thickness with a simple probe before quoting. Demilec specifies minimum depths for an air seal to perform in this climate zone, and a seal that is too thin was never going to hold in a Ventura attic. That is not the homeowner’s fault, but it is the homeowner’s problem until it gets fixed.

Alden Insulation Ventura is an independent service provider. We are not affiliated with Demilec, and we do not speak for their warranty department. We install and work around their products because they hold up when applied correctly.

Signs Your Demilec Attic Air Sealing Is Failing

  • Hot spots on the ceiling directly below the attic. Air sealing keeps conditioned air in the living space and attic air out. When a section of seal lets go, the first thing you notice is a patch of ceiling that radiates heat in the afternoon. That is attic air pressing down through the gap.
  • A room that never reaches the thermostat set point. Not a vague “it feels warm” complaint. A room that runs 4 to 6 degrees hotter than the rest of the house with the AC running. That is a real pressure and temperature imbalance, and it usually traces back to unsealed penetrations in that room’s ceiling plane.
  • Dust or fiberglass particles on horizontal surfaces below the attic hatch. When an air seal fails at a penetration, the air moving through it carries whatever is in the attic. In a Ventura attic that has loose-fill or batt insulation over the top, you’ll see a fine grit settling on shelves and windowsills.
  • Visible cracking, shrinkage, or separation at foam joints. Spray foam expands, cures, and then sits. Over years of attic heat cycling, some formulations shrink slightly. If you see a gap between the foam and the framing member it was sprayed against, that gap is now a leak. Even a 1/8-inch separation along a 20-foot top plate adds up to real air movement.
  • Rodent or pest sign near eave lines and soffit transitions. Failed air sealing at the rim joist or the soffit-to-wall transition is one of the most common entry points for rodents in older Ventura homes. We have pulled failed foam from homes near the Westside neighborhood and found tunnels chewed straight through what was supposed to be an air barrier.

Replacement Cost & What’s Included

We write the price before any work starts. No surprises at the invoice, no “found additional issues” upcharge conversation. That is the Garrison Standard, and it applies to every Demilec air sealing repair we do in Ventura.

What you’re paying for is the labor to access the failed section, prep the surface, re-apply the correct Demilec-compatible foam, and verify the seal with a smoke test. A small repair at a single penetration is on the lower end. Re-sealing an entire attic perimeter with dozens of penetrations is on the higher end. The material itself is a small part of the number. The access and prep are what drive cost, and we’ll explain that line by line when you call.

Every Demilec air sealing repair from Alden Insulation Ventura carries the 365-Day Done Right Promise. If the repaired seal fails within a year, we come back and fix it at no charge. In writing. That includes a free second visit if the repair does not hold. It is not a verbal promise; it is on the quote and on the invoice.

DIY or Call Us?

Spray foam air sealing is not a high-tension spring or a live electrical panel, but it is also not as simple as pointing a can at a crack and walking away. The chemistry has to match the existing seal. The surface prep matters more than the foam. And the gap has to be filled to the correct depth, not just masked over. We have seen homeowners in Ventura spend an entire weekend in their attic with one-part cans, only to have the new foam peel off the old surface by the following spring because the prep was skipped.

What you can safely do is check the condition. Take a flashlight up, look at the foam around the top plates and can lights, and note any gaps or cracking. Take photos with your phone. Then call us at (341) 895-7513 and describe what you saw. We’ll tell you honestly whether it is worth a service visit or something you can leave alone. If you want to see it before committing, we’re fine with that. The estimate is free either way.
